Watts & Co are able to offer JV partnerships with investors whereby the investor funds the project and Watts & Co, source, project manage and then either let and refinance or flip on again.
JV's will be set up as a Ltd company SPV with a share structure.
Following on from the initial consultation and depending on the liquid funds available we will agree a proposal from the outset suited to the investors aims and aspirations and also the planned exit strategy.
With the agreement in place we will shortlist suitable projects and present them to the investor with a summary of the predicted yield and ROI based on our background research and expected build costs. This will allow our clients to be confident in the project before we proceed.
Upon completion of the project the property will either be resold or retained as a managed property.
Standard fees will be applicable for on going lettings and management but there will be no sourcing or resale fees payable if completed by Watts & Co.
Sourcing fees may be payable to other parties bringing the deal forward or where the property is outside of the territory for resale.

For investors that prefer a completely hands off investment with a short to medium term fixed return we offer between 6% and 12% PA on money lent to us for projects we complete in house. This could be for a simple house purchase and refurb to a larger project. All projects to be executed using angel investment will be fully appraised and the appraisal information will be provided to the investor.
Security in the form of a 2nd charge will be provided as well as being underwritten by the business with director’s guarantees.
Each loan will be paid back at the end of the term upon refinancing or the completion of the resale, interest will be calculate on a monthly basis and will be paid back at the end of the term with the initial investment.
We will look to raise investment in 2 ways:
1 - To fund a particular deal we have available
2 - By agreeing the criteria with the investor and agreeing an investment level in advance, we will then look to execute a deal that fits the investment level and time frames agreed.

Investing in Acquisitions
For investor looking for a longer-term investment we are also looking to raise capital for the acquisition of other estate agencies and lettings portfolios.
Loans will be typically 5yrs in duration, a fixed rate of 6% - 8% although longer terms can be agreed. Interest will be accrued monthly on the outstanding balance and repaid with the capital each month.
